These Terms of Service govern your membership of and access to INHOUS Private, the members-only property platform operated by Inhous Ltd (“INHOUS”, “we”, “us”). By applying for membership or using the platform, you agree to these terms. Please read them alongside our Privacy Policy.
1. Membership terms
- Membership of INHOUS Private is by invitation and application, and is granted at our sole discretion. We are not obliged to accept any application, and we may decline without giving reasons.
- You must be at least 18 years old and provide accurate, complete information during onboarding and any subsequent verification.
- Depending on your membership type and stage of any transaction, you may be required to complete identity verification and provide proof of funds, ownership, or authority to act. Access to certain features is conditional on completing these checks.
- Your membership is personal to you. You may not share, transfer, or allow others to use your account or the access it provides.
- We may suspend or terminate membership where these terms are breached, where verification cannot be completed, or where continued access would present a legal, regulatory, or reputational risk.
2. Platform rules
As a condition of access, you agree that you will:
- Use the platform only for genuine property acquisition, disposal, or professional advisory purposes — not for market research, data harvesting, or speculative browsing.
- Provide truthful information about yourself, your mandate, and any property you present.
- Not misrepresent your identity, your funds, or your authority to buy or sell.
- Not copy, scrape, republish, or distribute any listing, member detail, or other content from the platform.
- Not attempt to circumvent INHOUS to transact directly with a counterparty introduced through the platform in a way that avoids agreed fees.
- Not use the platform to send unlawful, misleading, or abusive communications, or to compromise its security.
3. Confidentiality obligations
Discretion is fundamental to INHOUS Private. All information you access through the platform — including the identities of members and vendors, property details, mandates, guide prices, and the existence of any off-market opportunity — is strictly confidential.
- You must keep all such information confidential and use it solely for the purpose of a bona fide transaction facilitated through INHOUS Private.
- You must not disclose any off-market opportunity or member identity to any third party without the prior written consent of INHOUS and the relevant party.
- These confidentiality obligations continue after your membership ends.
4. Introductions and no agency
INHOUS Private facilitates introductions between vetted parties and provides advisory support. Any transaction remains a matter between the parties and their professional advisors. We do not provide legal, tax, or financial advice, and nothing on the platform should be relied on as such. You are responsible for taking your own independent advice before entering into any transaction.
5. Limitation of liability
To the fullest extent permitted by law:
- The platform and its content are provided “as is”. We do not warrant that any listing, valuation, or member representation is accurate, complete, or suitable for your purposes.
- We are not liable for any indirect, consequential, or economic loss, loss of profit, loss of opportunity, or loss arising from a transaction (or failure to transact) entered into through the platform.
- Our total aggregate liability to you arising out of or in connection with your use of the platform shall not exceed the fees you have paid to us in the twelve months preceding the event giving rise to the claim.
- Nothing in these terms limits or excludes our liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot lawfully be limited.
6. Governing law
These terms, and any dispute or claim arising out of or in connection with them or your use of INHOUS Private (including non-contractual disputes), are governed by and construed in accordance with the laws of England and Wales.
7. Dispute resolution
If a dispute arises, we ask that you first contact us at private@inhous.com so we can try to resolve it informally. If it cannot be resolved within 30 days, the parties agree to seek to settle the dispute by mediation before commencing court proceedings. Subject to that, the courts of England and Wales shall have exclusive jurisdiction.
8. Changes to these terms
We may update these terms from time to time. Where changes are material, we will notify members. Continued use of the platform after a change takes effect constitutes acceptance of the revised terms.
